In most cases, landlords must provide a just cause for evicting tenants.

A new Colorado law bars landlords from evicting tenants without cause, reports Marissa Ventrelli for Colorado Politics.
House Bill 1098, signed by Governor Jared Polis last week, requires landlords to provide “justifiable cause” for evictions such as “unlawful detention” of property or creating a nuisance in the community. Two of the bill’s co-sponsors in the state legislature said they had personally experienced eviction and homelessness, and that the bill would protect Colorado residents from experiencing the same hardships.
According to Ventrelli, “The bill also outlines circumstances under which a ‘no-fault’ eviction can occur, such as if a home is being demolished or converted, the landlord or their family member is moving into the property, or if a tenant has a history of not paying rent or violating the lease.”
